A large, delightfully rambling farmhouse, newly renovated, situated on a private property of three hectares surrounded by pine forests and grape vines, yet close to local amenities and the Mediterranean. There’s a great choice of walks from the house. Statellite TV, DVD, CS, Table Tennis, Boules Court and Parking. 

THE AREA 

Despite the secluded setting, the property is just a 10 minute drive to the lovely little port of Mèze, which has a sandy beach lined with seafood restaurants, and a 20 minute drive to the area’s biggest beach, Marseillan plage, which boasts fine, white sand and plenty of parking.  It is 10 minutes from the medieval village of Montagnac with its many 14th through to 17th century buildings, all shops and services.

The lively market town of Pézenas, 6 kms, with a rich historical and architectural heritage, is also famous for its antique dealers and has supermarkets and many restaurants.  Sophisticated Montpellier, with an international airport and main train station, is a 30 minute drive.

This region, the Languedoc, is France's best kept secret.  With its sleepy villages of sun-warmed stones and red tiled roofs, surrounded by magnificent scenery and herb‑scented hills, it is ideal walking country.  It is France’s largest, up-and-coming wine producing region and there are many opportunities to taste its excellent wines. 

THE HOUSE 

The area around the house is landscaped with lawn and garden and the private swimming pool 10 x 5, has a wide, paved surround with sun loungers and views out to the open countryside. The pool has an electric cover to be used for security and a cabana with shower and WC.

The main entrance to the house is via a big, sunny terrace of 50 sq m into a hallway with guest powder room (WC and hand washbasin) off it.  To the right is the bright and airy open plan living and dining areas, which have a high, vaulted ceiling with amazing huge beams.  Windows all round give vistas over the green countryside.

Three comfy three-seater leather sofas form a spacious sitting area around a big fireplace with glass insert. French doors open to the front terrace. 

A counter worktop separates the kitchen which is extremely well equipped, including a dishwasher, microwave, gas hob, oven, kettle, toaster, hot drinks machine.

From the kitchen a door opens to a large covered terrace of 50 sq m with pitched roof and big beams and a teak dining setting - ideal for al fresco dining on hot days. From the terrace a lawn with mature olive and pine trees meanders down to the pool.

To left of front door, a half flight of steps go up to a twin bedded room with plenty of hanging space and a big window overlooking the garden, pool and pine forest. Another door leads to a small corridor with two hand washbasins to one side and a stylish, fully tiled shower room with shower, WC and hand washbasin to the other.

A door at the end of the corridor opens to a landing with a spiral staircase going up to a loft room with enormous beams with three single beds, an ideal sleeping and playing space for children. NB: the ceiling height makes this room suitable for children only.

Off the landing to the left a door opens to a further bedroom with king size bed and a pitched, beamed ceiling. Two big windows look out over the view.

From the landing on the right is a bathroom with bath, hand held shower, WC, hand washbasin.  A full flight of stairs leads down to the huge master bedroom suite with a double bed, sitting area with TV and French doors opening to a lovely covered terrace and stone-walled courtyard (left), private to the suite. 

Off the master bedroom is a small corridor.  Leading off it is a beautifully tiled shower room with shower, WC, hand washbasin and utilities room with washing machine, laundry tub, iron, ironing board.

Also off the corridor is a twin bedded room with French doors opening to the garden and pool and a door opening to a flight of steps going back up to the entrance hall. All bedrooms have fans.

For your entertainment there’s a Satellite TV with free to air UK channels, DVD & CD player/radio, BBQ, table tennis table a pétanque area (boules court) and a ‘phone for incoming calls. NB: part of the approach to the house is along an unmade road. Cooking, shopping, cleaning, and a personal laundry service can be arranged during your visit, please enquire for details.
